Found a Real Estate Deal... But Don’t Have Enough Capital to Close It?
Not having the cash yourself doesn’t have to end the conversation. In six live classes, learn how investors structure deals with JV partners, sellers, private investors, and other financing sources—and how to present an opportunity clearly and responsibly.
- 6 live classes
- Open Q&A + implementation
- Recordings included
You Can See the Opportunity.
But You Can’t Fund It Alone.
You find a property. The numbers look promising. You can see the potential.
Then you add up what it takes to acquire it, improve it, carry it, and protect the downside—and realize your personal capital is not enough.
Most newer investors stop at “I can’t do this deal.” This class helps you understand the questions to ask before you reach that conclusion.
Instead of only asking, “Can I pay for this myself?”
Start asking, “How could this deal be structured?”
You Do Not Always Have to Bring Every Dollar to the Closing Table.
Other People’s Money is not one magic funding source. Depending on the transaction, the parties, and the terms, it may involve a combination of capital and financing.
Owner Financing
Private Investor Capital
Seller Carryback
Short-Term & Rehab Capital
Existing & Long-Term Financing
A Potential Deal Structure
Learn how capital sources, partner roles, terms, and exit strategies may connect around one property.
Evaluate → Discuss → Obtain Professional ReviewThe deal still has to make sense. The parties must understand the opportunity, responsibilities, risks, terms, documentation, and exit strategy. Financing availability and legal requirements depend on the specific transaction.
By the End of the Program, You’ll Be Able To…
The goal is not more theory. It’s to walk into your next deal conversation knowing what to ask, what to explain, and who to bring in.
Explain How a JV Works
Describe what the operating partner and the capital partner each bring, and what needs to be discussed before anyone agrees to anything.
Map a Capital Stack
See how JV capital, seller financing, existing debt, and rehab capital could fit around a single property instead of one person funding it all.
Spot Owner-Finance Situations
Recognize when seller participation may be worth exploring, and understand the terms and motivations involved in negotiating it.
Present a Deal Clearly
Organize costs, exit strategies, risks, and responsibilities so a partner or investor can understand the opportunity.
Know What to Ask Your Team
Understand which questions to bring to your attorney and other professionals so every conversation is productive.
Build Your Professional Team
Identify the agents, lenders, CPAs, contractors, and other local professionals your transaction may need.

Before You Enroll.
Is this a “no money needed” program?
No. This is educational training about how real estate deals may be structured using partners, sellers, private capital, and other financing sources. Capital is still required, the transaction must make sense, and financing is not guaranteed.
Will the class find a private investor or fund my deal?
No. Enrollment does not guarantee financing, private investment, lender approval, or a successful transaction. The class teaches concepts, responsibilities, and ways to organize and communicate an opportunity.
Is this suitable for newer investors?
Yes. The primary audience is newer real estate investors who understand the basics, want to start taking action, and need to learn additional ways to think about capital and deal structure.
What if I can’t attend every live session?
All live sessions will be recorded, and enrolled students can watch the recordings during the program to catch up. Attending live whenever possible is still recommended, since that is where questions, scenarios, and implementation discussion happen.
Are the classes live, and are recordings included?
The training is live, and all live sessions will be recorded. Recordings are available to enrolled students during the program. Attend live whenever possible for questions, discussion, troubleshooting, and implementation.
How long do I have access?
