
The Deal Door: Why Deal Flow Needs a Real System
Every real estate investor wants more deals.
That part is easy to say. The harder part is building a system that helps deals actually come in, get reviewed, and move forward.
Most investors are too vague. They tell people, “Send me deals.” But that is not a real system.
If an agent finds a distressed property, does that agent know exactly what you are looking for? If a contractor hears about a landlord who wants to sell, does that contractor know how to send you the information? If another investor passes on a property, do they know whether it might fit your buy box?
If the answer is no, then you do not really have a deal flow system. You just have hope.
A deal front door should make it easy for people to bring opportunities to you. It should clearly tell the market what kind of properties you want and what information you need.
That may include the property address, asking price, condition, photos, repair needs, seller timeline, current rent, market rent, and the contact information for the person connected to the deal.
But the bigger point is not the form itself.
The bigger point is what happens after the form is submitted.
That lead should go into your CRM. It should be tagged as a deal opportunity. It should be connected to the source who sent it. It should create a next step so you or your team know what to do.
Without that structure, deals get lost.
That happens more than people admit. A good lead comes in through a text message. Someone mentions a property during a phone call. An agent sends an address by email. A contractor says he “knows a guy” who might sell.
Then nothing happens because the business was not ready to capture the opportunity.
A serious investor cannot run deal flow from memory.
The deal door should turn random opportunities into organized opportunities.
That is how you build momentum. You create a clean place for deal leads to enter. You review them faster. You follow up better. You track who sent them. You learn which sources are worth building stronger relationships with.
Deal flow is not just about finding properties.
It is about building a system that catches opportunities before they slip away.
